Coverage Highlights

The Responsive Contractor Insurance Program allows producers to customize coverage through optional forms selection when quoting each risk, and influence pricing with the application of pricing credits.

  1. A signed contractor's supplemental application must be provided at time of binding.
  2. Loss History for prior five years. Accounts with losses must be referred to underwriting.
  3. Currently valued loss runs for the past five years are required to remove the prior work exclusion.

Financial and Insurance Restrictions

The applicant certifies that:

  • gross receipts will never exceed $2,000,000 for any single residential project.
  • gross receipts will never exceed $5,000,000 for any single commercial project.
  • the insured has not filed for bankruptcy in the past three (3) years.
  • the insured has not sustained a loss against their general liability policy in the past five (5) years.
  • the insured has not been denied coverage or had coverage canceled by an insurance company.
  • the insured has no current knowledge of any event that may result in a general liability claim.

Subcontractors Requirements

The applicant certifies that all subcontractors are required to:

  • sign a written contract with the applicant stating the nature of the subcontracted work.
  • hold a valid license in their respective trade.
  • pull permits from local building departments as required by code.
  • carry general liability insurance with limits, equal to or greater than, the applicants general liability limits.
  • name the applicant as an additional insured on the subcontractors general liability policy.

Work Restrictions & Limitations

The applicant certifies that under no circumstances, during the course of their work, they never perform any work:

  • in excess of three (3) stories or thirty-six (36) feet in height.
  • in excess of six (6) feet in depth below grade.
  • on retaining walls in excess of six (6) feet in height.
  • on gradients or slopes in excess of fifteen (15) degrees.
  • on airports, work involving runways, jetways, or baggage or security systems.
  • on public streets, roads, highways or bridges.
  • involving sound barrier construction adjacent to a freeway or other roadway.
  • on railroads, subways, utility companies or municipalities.
  • on traffic signals, traffic controls, or traffic lights.
  • on dams, coffer dams, levees, dikes, canals, or reservoirs.
  • involving painting of tanks or power line construction.
  • on gas stations, petroleum plants, oil wells, oil/gas refineries, chemical facilities or chemical plants.
  • on underground tank or other storage container installation.
  • involving digging under public roadways or public property.
  • involving underground horizontal boring or tunneling operations.
  • involving erosion control or sink hole mitigation operations.
  • involving foundation retrofitting or foundation repair and/or stabilization.
  • involving pesticides and/or herbicides (requiring a license).
  • involving mold, asbestos, and/or environmental remediation.
  • involving fire, water and/or mold damage remediation work, unless endorsed to the policy.
  • involving fire sprinklers or fire extinguishing systems.
  • involving fire alarm systems, monitoring of security systems, or other alarm systems.
  • involving installation on wood, coal, oil, and/or waste burning stoves.
  • involving logging, other lumber operations, or collecting, processing or distribution of firewood.
  • involving mobile home or modular home set up.
  • involving roofing, solar panel installation, or other roofing related activities.
  • on automobiles, recreational vehicles or watercraft.
  • on medical machinery or medical equipment.
  • on swimming pools including installation and/or service and repair.
  • on elevators, escalators, or ski lifts.
  • involving fiber optics.

Tract Home Restrictions

The applicant certifies that:

  • the insured never performs work on any housing project or development that includes the construction of fifteen (15) or more single-family homes, whether attached or detached, in any or all phases of the project or development, regardless of the number of developers.
  • the insured is not a developer, general contractor, sub-contractor, independent contractor, or any other party involved in the new construction of tract housing.

Risks that have any one of the following characteristics are not eligible for this program:

  1. Any work involving stand-alone roofing, structural steel, building demolition, welding, and lath or plaster operations.
  2. Work on new condominiums, townhouses, or tract homes with fifteen (15) or more units at any time in the development.
  3. Work on occupied student housing.
  4. Remodeling/repair work on senior housing, assisted living facilities or retirement homes that provide onsite skilled medical or on-site non-skilled care.
  5. Any structural work including grading and excavation on slopes of greater than 30 degrees, retaining walls that exceed 6 feet in height, or excavation over 6 ft in depth.
  6. Sales, installation, service or repair of automatic fire extinguishing systems, boilers, elevators, escalators, surveillance systems or TV monitoring systems, either commercial or residential.
  7. Sales, installation service or repair of wood, coal or waste oil-burning stoves.
  8. Removal or installation of asbestos insulation or asbestos containing material, fungus, molds, or installation of insulation materials other than fiberglass, rock wool, or plastic. 
  9. Sales or application of chemicals such as herbicides or pesticides unless incidental application of “overthe- counter” herbicides or pesticides on lawns under the insured’s regular care.
  10. Work for petroleum, industrial, or chemical facilities.
  11. Operations/work on or for airport, elevator, environmental remediation, railroad, swimming pool construction, traffic lights, underground tanks, skylights, or EIFS.
  12. Utility/Main Line fiber optic cable work or installation.
  13. Tunneling.
  14. Any work performed on the exterior of buildings above four (4) stories or 48 feet in height.
  15. General Contractors who have been personally bankrupt or the principal in a company that has been bankrupt within the past three (3) years.
  16. Recreational or playground construction.
  17. Contractors where any officer, owner, or partner has been indicted or convicted of the crime of fraud, bribery, or arson.
  18. Risks involved in demolition of structures exceeding one (1) story in height, and/or demolition of any structure by wrecking ball or explosives.
  19. Any contractor involved in foundation repair, stabilization and/or retrofitting.
  20. Any contractor involved in solar energy installation or repair including solar panels, battery storage and related electrical work.
